Following the 2008 financial crisis, hiring apprentices was no longer profitable for appraisers because they were required to accompany their trainees to every inspection. However, in 2018, Fannie Mae clarified regulations that allowed trainees to inspect homes unsupervised and perform much of the appraisal themselves, creating a lucrative option for appraisers and trainees alike.

Although it costs money to hire a trainee, doing so could allow appraisers to spend more time meeting with prospective clients and marketing the business. I will take on your extra appraisals and complete them under your supervision. We'll arrange a fee split and you'll receive extra income with minimal work.

REPORT WRITING

I wrote investigative reports summarizing my findings and efforts using objective language. All my writing was reviewed by my supervisor before sending it out to clients, similar to the Appraisal Trainee process. I'm also a fast typer at 75 WPM.

When I worked with children diagnosed with Autism Spectrum Disorder, I have also written over 80 progress reports and client evaluations before and after my sessions.

Analyzing the data

DATA COLLECTION

I broke down different aspects of a client's request and collected the necessary information and materials to write an objective report, such as:

  • Taking photos of car accident sites and translating undercover video footage into a cohesive report.

  • Screenshotting land parcels on Google Maps at different time points for comparison.

  • Researching the respective county clerk's office to determine information on an estate.

Market Analysis

RESEARCH AND DATA ANALYSIS

I offer a thorough understanding of SPSS and Excel. On several psychology research studies and projects, I have collected and prepared large data sets for analysis ranging from physiological reports and survey data on SPSS and Excel.

During my time in university, I drafted research reports summarizing my relevant findings pertinent to each study I was working on.

INTEGRITY AND HONEST COMMUNICATION

According to the Appraisal Institute in 2009, the Center for Public Integrity has released a report that has found that lenders often pressured appraisers to inflate home values. I prioritize providing not only an honest and objective assessment in my work but also honest communication about my progress and understanding of the work I do.

OPEN TO CRITICISM

I believe there is always room to improve in my personal and professional life regardless of how much experience I have. Therefore, I am very receptive to constructive criticism and any feedback on my work. On the flip side, I am also a naturally inquisitive person who is not afraid to ask questions to thoroughly understand processes and concepts. I believe these qualities would make me a successful trainee.

HARDWORKING AND DETAIL-ORIENTED

I have read that there is a steep learning curve, and I am very eager and dedicated to putting in the hours to learn about the inner workings of the appraisal industry.

I also understand that taking on a trainee opens up a business to liability. To combat this, I am very detail-oriented in all the work I do and make sure I provide my best by asking appropriate questions and learning from my mistakes.
